Acumen Group specializes in bridge financing. We provide short-term bridge funding for commercial real estate projects that are difficult to fund from traditional creditors. We finance deals from $500,000 to $150 million for real estate located in the U.S. and Canada.

Bridge loans are meant to "bridge" the funding gaps that often happen during real estate transactions. They are short-term in general — they are usually for one to three years — it is meant to help link the financing gap until investors or property owners can obtain a long-term funding.

Bridge financing is often used in commercial real estate to allow fast closings on properties that present short-term opportunities. It is also used in situations where permanent creditors decide to exit certain types of loan, pushing debtors to search for alternative short-term financing until they can secure a more permanent solution.
